Manhattan Office Leasing Hits 11.02M Sq Ft in Q2, Strongest in 20 Years

According to Colliers, Manhattan office leasing volume hit 11.02 million square feet in the second quarter of 2026, representing 29.4% above the five-year quarterly average and 31.3% above the 10-year average. The quarterly demand rose 19% year-over-year and marked the first time since 2002 that leasing exceeded 11 million square feet for three consecutive quarters. AI-related leasing surged to 800,000 square feet in Q2, up from 700,000 in Q1 and exceeding all combined AI firm leasing in Manhattan throughout 2025. CoStar data showed Class B office leasing rose 14% from pre-pandemic levels and 28% year-over-year, capturing 45% of total first-half 2026 leasing.
